Area of Responsibility
HVAC troubleshooting, maintenance, and repairs
Perform maintenance and repairs to HVAC chillers, package & split unit systems, as well as, control systems to keep facility and building systems up to applicable standards for temperature and humidity as assigned through internal work order system.
Maintains responsibility for facility services, preventative maintenance, inventory control and general maintenance with technical proficiency.
Maintenance of the equipment will include cleaning, inspecting, calibrating and changing parts to maintain the HVAC systems and associated equipment at optimum performance levelsMaintain water treatment control through 3rd party supplier for closed loop system in accordance with industry standardsPerform routine preventative maintenance as assigned for Fire Life Safety equipment
Evaluate vendors and suppliers on a regular basis with regard to quality and competitive pricingVerify the accuracy of deliveries for count, pricing, and descriptionProvide quality workmanship to ensure client / resident expectations are achieved.
Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplaceFollow in-house safety programs at all timeMaintain records for Freon use / loss through 3rd party supplier in accordance to local, state, federal and corporate policy standardsAny other duties and tasks as assigned
Education / training
High School diploma or GED equivalent, with two years of trade schooling in refrigeration and HVACWorking knowledge of computer applications including Word and Excel
Sills and knowledge
Ability to analyze the operation of various systems, determine the cause of any malfunction and take corrective action as needed
Certifications / licenses
HVAC licensePreferred - City of Houston boiler operating license
Physical work requirements / conditions
Must be available for Call-in work and perform work outdoors throughout the year (temperature & humidity extremes Summer)
